Plan Modification: With a standard PDF set of plans, you are not locked into the design at hand. Use the plans as a starting point, tweak the floorplan to fit your needs, add the windows and doors you desire, etc. Then, once you’re in love with the plans & ready to get started, you can finalize the modifications and submit them for engineering.
Timeline Flexibility: Found some plans that are just right, but you’re not ready to build? Once you have a set of PDF plans in hand you have much more control over the overall project timeline. When you’re ready to build, the plans can be engineered to local requirements and submitted for permitting.
Professional Modification: When purchasing PDF Set Plans, some degree of professional modification will be required to build the structure. The plans will need to be engineered to ensure structural requirements are met in your local area, and if you would like to alter the plans, an architectural designer may need to be involved as well.
Building Code Compliance: Not all counties require a structural engineer stamp of approval on plans, but we always recommend it as a safeguard to your investment. PDF Set plans do not include any structural details & will need to be engineered in order to meet most county building code requirements.
Permitting Setbacks: Obtaining building permits can be one of the most tedious steps in a new construction project, especially if you’re on a strict timeline. The sooner you have plans engineered and into the county, the sooner you’ll be able to break ground.
An Engineered Set of plans is a construction-ready set of documents, ready to be submitted to your local jurisdiction for building permits.
While our PDF Plans illustrate the dimensional elements of the structure at scale, our Engineered Plans provide framing and foundation details, floor & roof specifications, structural information, etc.
The detail provided in our Engineered Set allows a builder to hit the ground running once permits are pulled and site prep is concluded.
Structural requirements such as wind, snow, and seismic loads vary dramatically from location to location.
When you purchase an engineered set of plans, you can rest assured that your design will meet and exceed local building code requirements.

By purchasing a set of plans, you are purchasing a single-use license to build. This license gives you the legal right to construct one house from the plans. Construction of the plans beyond a single residence and modification (and) or reproduction of the design without Integrity Timber Frames written permission violates this copyright.

Due to the copyright law listed above and the inherent risk of the illegal reproduction of our intellectual property, any plans purchased through the Integrity Timber Frame website (https://www.integritytimberframe.com/) may not be returned for credit or refunded under any circumstances once the order has been processed. BUILDING CODES
PDF Set Plans – Our PDF Set Plans may not comply with the zoning laws and regulations set in place by your local jurisdiction. Please do your own research with the building department in the county in which you’ll be building. It is the responsibility of the purchaser and builder to see that the structure is built to meet local code requirements. Customer hereby indemnifies and holds Integrity Timber Frame, LLC., its principals, employees, and agents, harmless from any claim, loss, or liability resulting from the failure of the plans to comply with local zoning laws or regulations or for any other breach of this Agreement attributable in whole or in part to Customer or its builder.
Engineered Plans – If you purchase our Engineer Set Plans, your plans will be delivered with a structural engineer stamp of approval within an average of 4 to 6 weeks. Plans do not include Mechanical Details such as heating and plumbing. Mechanical plans are to be provided by a licensed sub-contractor in your area. Therefore, the Customer hereby indemnifies and holds Integrity Timber Frame, LLC., its principals, employees, and agents, harmless from any claim, loss, or liability resulting from the failure of the plans to comply with local zoning laws or regulations or for any other breach of this Agreement attributable in whole or in part to Customer or its builder and sub-contractors.
Integrity Timber Frame LLC is not responsible for any additional expenses incurred by the Customer to meet the local code & construction requirements.
